What does it cost to build an ADU?

One of the biggest questions we get is “How Much Does an ADU Cost”? We strive to keep costs down, while building a quality ADU.

There are several factors that go into pricing an ADU. This includes how it will be used, and whether the unit is detached or a conversion of space. Our job, is to go into your home, evaluate your space, give expertise and figure out the best way to convert the space into the perfect ADU for you.

What is the Construction Cost Price Per Square Foot?

The price per square foot for ADUs are higher than a single-family house, because we are compressing the most expensive parts of a home into a small space. Typically, the cost is around $150 per square foot. The price can fluctuate. Depending on the size and finishes of a project, can dictate the cost of your ADU. Our company has built ADUs as low as $50,000 and up to $200,000.

Can we talk about the design?

Although, ADUs are small, we always encourage you to meet with design professionals. A design professional, can help with maximizing your small space. We also recommend a survey or foundation survey. Your ADU might require a structural engineer to your design team. The cost of an Architect and Design professional depends on what type of ADU you are thinking of building, how many design professionals you need for your project, and other factors. This cost can be from $5,000 - $10,000 for your design professionals.

What about Permitting?

There is a cost to obtain building permits for ADUs. The cost for the City of Portland for a detached ADUs is approximately $4,000 - $5,500 for building permits. This is split into two payments

Are there other fees?

There are System Development Charges (SDC), which are city infrastructure fees for any construction for Water, Sewer and Parks fees. The City of Portland is currently waiving these fees for ADUs, which is a saving of around $10,000 - $12,000.

There is a permit fee for subcontractors. These permits are your plumbing, electrical, and mechanical permits that range in price, depending on the work around your project. These permits can cost $1,000 - $2,000, and can be accrued through the building permit process.

We also help clients with their finish selection flooring, cabinets, tile, windows, and HVAC to help them achieve their final product, while using more cost-effective products or choices.
